Recent research from Victoria University has unveiled alarming statistics regarding fire safety compliance in apartment buildings throughout Victoria. The study indicates that nearly 90 per cent of these structures have failed to meet essential fire safety standards. This research surfaces amid a growing urgency to construct more multi-storey housing to alleviate the state’s housing crisis.
Dr. Stephen Scimonello, the researcher behind the study, reported that out of nearly 964 inspected buildings, a mere 13 per cent were found to be adequately maintained and in compliance with fire safety regulations. He emphasised the crucial responsibility of building owners to maintain their fire safety systems, pointing out that these systems often go unnoticed until they are desperately needed during emergencies.
Concerns raised in the report include the upkeep of smoke alarms, sprinkler systems, cladding, and even carpeting within these buildings, which raises significant worries about the safety of residents. Experts are calling for more stringent regulations and accountability, as building owners currently face no obligation to report compliance to local councils.
Cath Evans from the Property Council of Australia stressed the need for comprehensive analysis to identify the underlying issues affecting fire safety compliance. Meanwhile, Stuart Penklis, CEO of development and commercial mixed-use at Mirvac, highlighted the importance of transparency between the industry and regulatory bodies to foster trust and maintain standards.
The Victorian government has recently responded to the housing affordability crisis by pledging to accelerate the approval process for new developments, including duplexes, townhouses, and low-rise apartments, with the aim of establishing Victoria as the “townhouse capital”.
